Welcome to Bill's Blogs First, a word of disclosure and identification. I am a real estate broker and a mortgage broker. I admit up front I have a vested interest in what I am saying in this blog, but that doesn't mean I am wrong. I am not a lawyer, an accountant, or a financial planner. What follows is my personal opinion, typically backed up with statistics taken from the Tallahassee Board of REALTORS® Multiple Listing Service or the TBR Market Trends and Statistics Committee (now disbanded). Everyone should know backward looking statements about housing prices and mortgage interest rates are not guarantees that future prices and rates will behave the same way. No one actually knows what prices and rates will be in the near future, much less in six months or a year. If you take my advice and make money, I have no claim to a percentage. And if you lose money, the same non-existent claims apply. Click on the titles to become highly informed on the following topics: How much can Foreclosures Bring Down Average Market Value? How much could a small interest rate increase cost me?
Waiting for prices to "bottom out" before you buy? Have you figured out how much the price will have to fall to offset a 1/4% rise in interest rates? I have. How can I tell when a real estate person is lying to me? How much have prices fallen in Piney-Z? Updated Apr 9, 2009 The recent Tallahassee Real Estate Market 1. How much have house prices DROPPED in Tallahassee in the last year? 2. How much will I save if I wait for prices to drop some more? 3. What is the smartest thing I could do right now?
Are House Prices Still Falling?
If you are thinking about buying somewhere else in the country, by all means, read the articles the Tallahassee Democrat reprints from the major wire services and the Wall Street Journal. But if you are thinking about buying a fairly new 3BR house on less than 1/2 acre of land in the NE Quadrant of Tallahassee, you owe it to yourself to know not what "THE Market" is doing, but what is "THIS Market doing."
Using High School Algebra to Understand the Real Estate Market Never thought you'd run into any irrational numbers or imaginary numbers when you were sleeping through high school Algebra, did you? Well, read on to find new definitions for real numbers, rational numbers, irrational numbers, and imaginary numbers. Should I go on the Internet and find a "good deal" on a mortgage?
